80 Ann Street is a 35 level, 61,000sqm premium commercial office tower that was developed by Mirvac in the Brisbane CBD. The building, now completed, is Australia’s first 6-star Green Star and the only net-zero carbon, 'in operation' office development in the country.

It was pre-committed by financial services group Suncorp Group and was envisioned to become a living, breathing building: ever responsive to the changing needs of its tenants and the community. 

Reactivate developed a major place activation strategy for the project’s podium, public realm and retail areas that was critical to ensuring it became a vibrant, engaging and exciting part of the Brisbane CBD and met the project’s key conditions of consent: an 18/7 activated ground plane. This also helped the project secure its 6-star Green Star rating and Platinum WELL rating.

The activation strategy was informed via wide ranging stakeholder engagement with neighbouring community and Brisbane’s cultural stakeholders resulting in a range of outstanding partnerships now established at the building. And close collaboration with project architects Woods Baggot, landscape architect ASPECT, the anchor tenant Suncorp and the development team.

The scope also included several concurrent appointments including:

  • Design and implementation of major construction period activation with Brisbane Street Art Festival on the project’s hoardings.

  • Design of ‘meanwhile’ activation The Turbot Street Gallery, which paid homage the site’s prior use as the Brisbane Fruit Exchange.

  • A major design/services review that informed the services plan.

  • Car park future/temporary use planning

A separate scope of work included the design of a activation strategy for the adjacent Turbot Street Underpass in partnership with the City of Brisbane, to bring to life a long vacant part of the CBD that flanked the rear of 80 Ann Street. This project has now received approval and is commenced construction.
